Most standard residential inspections last between 40 minutes to 2 hours, depending on the size of the property and the scope of services requested. We’ll give you a precise timeframe when scheduling. 


 We recommend arranging an environmental risk inspection before escrow to identify any hidden hazards early in the transaction process, giving you time to negotiate repairs or remediation. 


Absolutely. Every report includes clear explanations, annotated photographs, and prioritized recommendations—no technical terminology that obscures the facts. 


Yes. Our team members hold state-required certifications and industry credentials for mold inspections, remediation, asbestos abatement, lead abatement, and indoor mold spore sampling.

Clear easy access to inspection areas (attics, crawl spaces, mechanical rooms), ensure utilities are on, and let us know of any existing concerns (e.g., past leaks) so we can tailor our assessment to your needs.


All doors and windows should be closed 24 hours before and inspection. This ensures that we do not collect false positive readings from outside. We review every finding with you right there on‑site, break down the associated risks, and outline clear next steps for resolution.
