Case Study — Top-Down Drying
Preschool Water Damage with Asbestos
Orange County, CA
The Problem
Water damage at an Orange County preschool involved asbestos-containing materials throughout the affected structure. The extent of moisture intrusion threatened to force a full demolition and abatement process — a costly, time-consuming path that would have kept the school closed for weeks.
Conventional drying methods require removing wet materials, which in this case would have meant disturbing the asbestos-containing components and triggering a full abatement protocol before any reconstruction could begin.
Our Approach
Coastal deployed Top-Down Drying to dry the structure in place without disturbing the asbestos-containing components. By introducing controlled heat and airflow from above, moisture was driven out of the building materials without any demolition.
This approach eliminated the need to disturb hazardous materials, avoided a full abatement mobilization, and allowed the drying process to proceed safely and efficiently while the building remained structurally intact.
The Result
The preschool reopened in three days instead of three weeks.
- Structure dried in place — no demolition required
- Asbestos-containing materials left undisturbed
- Full abatement process avoided
- School reopened in 3 days vs. an estimated 3+ weeks
